BOSTON— An affiliate of The Bulfinch Companies, Inc. announced the expansion of Workbar at 117 Kendrick Street in Needham, Massachusetts, responding to continued demand for flexible, high-quality suburban office space. The expansion adds 12,000 square feet to one of Workbar’s strongest-performing locations, bringing the total footprint to just under 40,000 square feet.

Located within the N-Squared Innovation District, 117 Kendrick Street is a 213,000-square-foot life science, office, and advanced R&D building serving as a cornerstone of the Newton/Needham innovation hub. Since opening in 2020, Workbar Needham has consistently operated at or near full capacity, reflecting a broader shift toward suburban office environments that support hybrid work models, shorter commutes, and flexible membership options. The expansion reinforces Bulfinch’s strategy of partnering with forward-thinking tenants whose growth aligns with evolving workplace expectations.

The expansion is expected to open in May 2026, with pre-leasing currently underway.
