BOSTON— WilmerHale has reaffirmed its commitment to downtown Boston through a newly restructured 201,018-square-foot lease at 60 State Street, the landmark office tower owned by Starwood REIT.
The transaction, facilitated by Savills, extends WilmerHale’s decades-long presence in the building, where it has been a tenant since 1977.
Under the new long-term agreement, WilmerHale will occupy Floors 25 through 32, optimizing its footprint across eight contiguous floors to better support modern, collaborative work. The renewed space will feature advanced technology, flexible design, and enhanced amenities aimed at fostering efficiency and connection among attorneys and staff.
“This renewal underscores the long-term partnership of one of Boston’s most respected law firms with one of the country’s premier landlords,” said Roy Hirshland, Savills Brokerage Chair and Boston Market Leader, who represented WilmerHale in the transaction. “It demonstrates how the city’s leading office towers continue to draw and retain top-tier tenants, with WilmerHale’s continued presence underscoring both the firm’s deep Boston roots and the building’s enduring prestige.”
Founded in Boston in 1918, WilmerHale is recognized globally for its work across litigation, regulatory, and transactional practices. The firm’s decision to remain at 60 State Street reflects its commitment to the city and to a forward-thinking approach to workplace design.
“60 State Street has been an important part of our firm’s story for over five decades,” said Felicia Ellsworth, Partner-in-Charge of WilmerHale’s Boston office. “The building continues to evolve in ways that align with how we practice and collaborate today. With the enhancements underway and the cohesive environment created by our contiguous floors, remaining here was a natural choice. We’re excited to continue our long relationship in a property that reflects the same forward-thinking approach and commitment to excellence that define our firm.”
Located in the heart of downtown Boston, 60 State Street is a 912,000-square-foot, Class A tower that offers panoramic views and direct access to Government Center, Faneuil Hall, and Downtown Crossing. Starwood REIT’s ongoing capital improvement program includes a redesigned lobby, upgraded café and fitness center, and enhanced common areas—all part of the building’s strategy to deliver a premier tenant experience.
“WilmerHale’s recommitment to 60 State Street highlights the enduring appeal of premier assets in the Boston market,” said Dan Cavanaugh, Managing Director at JLL, which represented Starwood REIT in the transaction. “The firm’s modernization reflects how the building continues to evolve alongside its tenants while maintaining its best-in-class standard.”
Savills’ Boston-based team representing WilmerHale included Roy Hirshland, Thomas Fulcher, Arthur Greenberg, Ron Perry, and Matthew Perry. JLL’s representation of Starwood REIT was led by Dan Cavanaugh, Ryan Enright, and Patrick Nugent.
