Boston— TOCCI has been selected by Hines and Benenson Capital Partners to lead construction on a new multifamily development at 1270 Commonwealth Avenue in Allston, MA, marking another step forward in addressing Boston’s critical housing needs.

The project will deliver more than 200 new rental apartments and over 20,000 square feet of amenities and retail space, all built to passive house standards.

The 189,000-square-foot development sits along one of the city’s busiest corridors and is designed to support urban living with seamless access to public transit, nearby employment centers, and community infrastructure. The ground-floor retail and thoughtfully designed amenity spaces—both indoor and outdoor—aim to serve residents and the broader Allston community alike.

“This project represents a meaningful opportunity to help address Boston’s ongoing housing need, while bringing thoughtful design and expert construction execution to a high-profile site,” said Marvin Lahoud, Managing Principal at TOCCI. “We are thrilled to continue our work in this part of the city.”

The project follows TOCCI’s recent success with 1515 Commonwealth Avenue, a nearby residential development completed earlier this year. With that experience, the construction team is already familiar with the logistical and regulatory complexities of building along this major Boston corridor—giving them a strong advantage in minimizing disruption and streamlining delivery.

Groundbreaking for 1270 Commonwealth Avenue is expected by the end of 2025, with substantial completion targeted for summer 2027.

TOCCI, known for its commitment to innovation and cost-efficient construction solutions, emphasized the importance of making high-quality housing both sustainable and financially feasible in challenging urban environments.
