The Stubblebine Company Facilitates $4.1 Million Sale-Leaseback of Woburn Industrial Property

WOBURN, Mass.— The Stubblebine Company/CORFAC International has announced the $4.1 million sale of 10 Ryan Road in Woburn, Massachusetts, in a transaction that allows the property’s existing occupant to remain at the facility while transferring ownership to a new industrial real estate investor.

James Stubblebine of The Stubblebine Company/CORFAC International represented Catalyst IOS, the buyer, in the acquisition. The property was sold by Ten Ryan Road, LLC.

The transaction was structured as a sale-leaseback, an arrangement that enables a property owner to sell its real estate while continuing to operate from the facility under a lease agreement. As part of the transaction, International Stone will continue to occupy and operate from the Woburn property.

The deal gives Catalyst IOS ownership of an industrial asset in the Greater Boston market while allowing International Stone to maintain its established Woburn location and avoid disrupting its operations.

The property at 10 Ryan Road is positioned within Woburn’s industrial market, providing Catalyst IOS with an opportunity to add an occupied industrial property to its portfolio.

For International Stone, the sale-leaseback structure provides continued access to its existing facility while converting the property’s ownership into a transaction that supports its ongoing business operations.

Stubblebine represented Catalyst IOS throughout the transaction, marking another deal involving industrial real estate in the Greater Boston market.
