LYNN, MA – The Procopio Companies held a ribbon cutting ceremony on August 11th to celebrate the building, which has been open to residents since January 2021 and is currently 70% leased.
The pending LEED-Platinum high-rise, located at 34 Munroe Street, totals 228,000 square feet, and includes a mix of 259 residential units and first-floor retail space, and was also recently awarded the 2021 ENR New England Best Regional Projects for Mixed-Use.
The private ceremony was held on Caldwell’s 8,000 square foot rooftop deck with 360-degree views of the ocean and Boston’s skyline. Attendees included The Procopio Companies, Greystar, Caldwell’s first retail tenant Soul City Yoga, the Greater Lynn Chamber of Commerce, and local business members of The Chamber.

Pending LEED-Platinum certification, Caldwell sets a new standard for sustainability in multifamily development. The Procopio Companies designed Caldwell to be energy efficient to promote the highest level of environmental accountability in the community and provide homes as beautiful and welcoming as they are sustainable. Caldwell is the sole LEED Platinum Certified (pending) building in Lynn and is the largest LEED-Homes Platinum pending project in New England. From responsibly sourced wood and 100% Energy Star rated appliances, to six electric car charging stations, solar power production, and rooftop vegetable gardens, every detail of the building was made for something bigger.
Caldwell offers studio, one bedroom, one bedroom + den, and two bedroom homes with incredible views of downtown Lynn, the Atlantic Ocean, and the Boston skyline. Its first retail tenant, the community favorite Soul City Yoga, will move into its new studio on Caldwell’s ground floor in Winter 2021. Additional amenities at the property include a state-of-the-art fitness center with a rock-climbing wall, a sports lounge, brew bar, and an 8,000 SF rooftop featuring a pool, outdoor fitness, grilling facilities, fire pits, sky lounge, and TVs. Caldwell is the first of three projects to be completed by The Procopio Companies in Downtown Lynn and one of five of the firm’s projects in Lynn overall.
