Related Beal Leases 40,000 Square Feet at One Kenmore Square to AI-Based Biotech Firm

BOSTON— Related Beal has signed a 40,000-square-foot lease with AI Proteins, a Boston-based biotechnology company, bringing a new artificial intelligence–driven life sciences tenant to One Kenmore Square in the Fenway–Kenmore neighborhood.

Under the agreement, AI Proteins will occupy office and laboratory space in the Beacon Building at 660 Commonwealth Ave., where the company will establish its new headquarters. The lease further strengthens One Kenmore Square’s position as a hub for life sciences and technology companies in Boston.

AI Proteins focuses on protein-based medicines and therapeutics, using synthetic biology, robotics, automation, and artificial intelligence to rapidly design and develop novel mini protein drugs from the ground up. Company leaders said the new space will support continued growth and accelerate research and development efforts.

Dr. Chris Bahl, founder and CEO of AI Proteins, said the Kenmore Square location will play a key role in advancing the company’s mission. “We’re excited to establish our new headquarters at such a landmark property in the heart of Boston,” Bahl said. “These facilities will accelerate our efforts to design, build, and test entirely new proteins from scratch, bringing us one step closer to delivering on the promise of generative AI in drug design.”

One Kenmore Square is a two-building, 471,000-square-foot mixed-use development featuring laboratory, office, and retail space. The Commonwealth Building is fully leased to fitness technology company WHOOP, while the Beacon Building offers adaptable lab and office environments designed to accommodate growing tenants.

Located near Fenway Park and distinguished by the iconic Citgo sign, the development offers direct MBTA access and a range of amenities, including a fitness center, locker rooms, bicycle storage, Charles River views, a rooftop terrace, and a hospitality-focused lobby.
