Andover, MA — Phillips Academy has announced the completion of a major renovation of Adams House, one of the school’s most historic residential buildings, in partnership with Erland Construction. The project represents the latest step in Phillips Academy’s ongoing commitment to preserving the architectural heritage of its campus while creating modern, comfortable living spaces for students and faculty.
Originally designed by renowned architect Guy Lowell and built in 1912, Adams House stands as a distinguished example of Georgian Revival architecture and a defining feature of the school’s West Quadrangle. The renovation sought to honor the dormitory’s historic character while incorporating state-of-the-art systems and sustainability-focused upgrades.
The improvements include new flooring throughout, modernized bathrooms, refreshed lighting, and upgraded mechanical and fire alarm systems. Crews also replaced 122 windows, four skylights, and two sliding doors, improving both the building’s energy efficiency and overall comfort for residents.
Despite the scope of the work, construction was completed over the summer in an active environment, with some faculty apartments remaining occupied throughout. Erland and Phillips Academy coordinated closely to ensure safety and minimize disruption to campus life.

The Adams House renovation marks Erland’s sixth collaboration with Phillips Academy, underscoring a long-standing partnership rooted in trust, careful planning, and a shared respect for the institution’s legacy.
