DOVER, N.H. — Perch Cowork, a new flexible workspace designed to serve Dover’s growing hybrid workforce, is set to open in March 2026 at The Truette, a residential development in Dover’s Waterfront District. The 5,000-square-foot coworking space will occupy the building’s first floor and offer a mix of private offices, shared workstations and meeting areas tailored to professionals, small businesses, nonprofits and organizations across the Greater Dover region.

The project is being launched by Cathartes in response to shifting work patterns and increasing demand for flexible, community-oriented work environments. According to NH Business Review, 16%—or approximately 121,000 New Hampshire residents—worked from home in 2024. Nationally, a Pew Research Center survey found that 41% of workers in remote-capable jobs chose a hybrid schedule in 2023.

“There is a growing demand for flexible workspace as local professionals and small teams look for environments that help them balance personal and professional obligations,” said Samantha Sarmiento, who will serve as Perch Cowork’s manager. “Perch will combine professional workstations with versatile meeting rooms in a beautiful riverside setting to support productivity and connection for the Greater Dover community.”

Perch Cowork will feature 24 fully furnished private offices, flexible designated workstations and four conference rooms, including a 20-person boardroom. Members will have access to an onsite community café serving locally brewed coffee, a wellness room, and private phone booths. The space will also host regular networking and community events, ranging from professional development programs to social gatherings.

Adding to its appeal, Perch Cowork will be directly connected to Topolino, a new restaurant by James Beard Award semifinalist Evan Hennessey. The restaurant will offer convenient lunch options for members and catering opportunities for meetings and events hosted within the coworking space.

Designed to be accessible and adaptable, Perch Cowork will offer several non-membership options. Day passes will be available for $40, and conference rooms can be rented by the hour or for a full day, accommodating groups from small teams to gatherings of up to 20 people. Private offices will also be available for short-term use when professionals need a more elevated workspace.

For those seeking a consistent work environment, monthly memberships will start at $150. Flexible plans are available for corporate, nonprofit and municipal organizations, including fully furnished private offices and dedicated workstations with complimentary conference room hours. All memberships feature all-inclusive pricing, allowing members to easily upgrade their workspace as needs evolve.
