BILLERICA, MA— O’Brien Commercial Properties recently sold 26,000-square-foot flex buildings in Littleton and was appointed leasing agent for a commercial property in Billerica, MA.
Cambridge investor, Rogers Property Group purchased 11 and 11A Beaver Brook Road in Littleton from Lexvest Partners. The two occupied single tenant buildings total 26,000 square feet of flex space.
Nate Nickerson, Senior Associate at O’Brien Commercial Properties, Inc. (OCP) procured one of the tenants, Arradiance LLC, in the middle of the transaction when the prior tenant suddenly went into default and ultimately vacated.
Eric O’Brien, President, O’Brien Commercial Properties, Inc. represented the seller and directly procured the buyer in this transaction. OCP sold the three-building industrial park to Lexvest just a year ago.
In addition, O’BrienCommercial was appointed for the leasing assignment at 5 Federal Street in Billerica. The 60,000 square foot three-story office building is located in a master planned campus style office park immediately off of Route 3.
OCP will be marketing the entire third floor (20,000 square feet) and up to 50% of the second floor at a rate significantly below market. O’Brien arranged for the acquisition of the property late last year by Jaw Jim Hsieh LLC, as laser company formerly based in Marlborough. They will be using at least half of the building for their offices and clean room spaces.
