BOSTON — Northeastern University, in partnership with the City of Boston, community stakeholders, and private developers, has broken ground on a 23-story residence hall at 840 Columbus Ave., a major on-campus housing project that will add more than 1,200 student beds and significantly advance the university’s long-term commitment to neighborhood engagement and housing stability.
The project, reported by Northeastern Global News, replaces a parking lot owned by the university since 1997 and represents one of the largest recent residential developments on Northeastern’s Boston campus. University leaders said the building is designed not only to house students but also to serve as a bridge between campus and the surrounding Roxbury community.
The approximately 445,200-square-foot building will include up to 1,215 beds, primarily in four-bedroom units with private accommodations, along with a limited number of efficiency units. Student-focused amenities will include a social lounge, fitness center, study areas, staff offices, and laundry facilities.
Advancing On-Campus Housing and Citywide Goals
City and university officials emphasized that expanding on-campus housing plays a critical role in easing pressure on Boston’s broader housing market.
“Every student housed on campus is a unit freed up off campus,” Boston Mayor Michelle Wu said at the groundbreaking ceremony, noting the project’s alignment with the city’s housing priorities.
The new residence hall fulfills Northeastern’s obligations under its 2013 Institutional Master Plan, which committed the university to adding 1,000 new student beds on campus. The Columbus Avenue project delivers the final 175 beds needed to meet that requirement.
“This building reflects the values of this city, the university, and the community,” said Northeastern President Joseph E. Aoun. “A building is not an end in itself—it is part of a larger commitment to partnership and shared growth.”
Community Space and Long-Term Investment
Beyond student housing, the ground floor of the building will include approximately 11,000 square feet of community space and a 4,000-square-foot retail space. The community space will host programs focused on economic development, educational access, workforce training, small business support, and strengthening local nonprofit organizations.
Northeastern has also committed significant financial investments tied to the project. These include a $10 million contribution over 10 years to support housing stabilization and wealth creation in nearby neighborhoods, in addition to $1 million committed during the permitting process.
The project is part of Northeastern’s broader investment along the Columbus Avenue corridor, which includes $26 million to rebuild the William E. Carter Playground and an additional $82 million pledged over the next 30 years to maintain city-owned facilities in the area.
Public-Private Partnership and Economic Impact
The residence hall is being developed in partnership with American Campus Communities (ACC), developers of the nearby LightView residence hall, which opened in 2019. Blackstone Real Estate, which owns ACC, is also involved in the project.
Because of this public-private partnership, the new building will contribute to Boston’s tax base, generating millions of dollars annually in property tax revenue.
“It is often said that the most important part of a public-private partnership is the partnership itself,” said James Wilhelm, chief development officer and executive vice president of public-private partnerships at ACC. “That is what we are celebrating today.”
Part of a Larger Transformation
Plans for 840 Columbus Ave. also include streetscape improvements such as a dedicated bikeway, outdoor seating areas, and the preservation and addition of trees along surrounding streets.
Community leaders, city officials, and residents who participated in the planning process were recognized during the groundbreaking, with speakers emphasizing that the project reflects years of collaboration and dialogue.
As construction begins, the 840 Columbus Avenue residence hall stands as a major milestone in Northeastern University’s campus expansion—one that blends student housing, community investment, and long-term partnership into a single, transformative project.
