BOSTON — Newmark has appointed industry veteran Steve Purpura as Executive Vice Chairman in its Boston office, bolstering the firm’s life sciences and office advisory capabilities in one of the nation’s leading innovation hubs.

Purpura brings more than 30 years of experience advising institutional owners, developers and high-growth occupiers across office and life sciences real estate. In his new role, he will collaborate with Newmark’s top brokerage teams on complex leasing assignments and strategic real estate initiatives, with a focus on Boston and other key gateway and innovation-driven markets nationwide.

“In leading markets, life science and innovation hubs have long aligned talent and capital, shaping where cities grow and how real estate strategies evolve,” said Barry Gosin, Chief Executive Officer of Newmark. “Standards for flexibility, power and infrastructure readiness in these hubs continue to influence decisions across the commercial real estate landscape, reinforcing the role of our specialized advisory.”

Lou Alvarado, Chief Operating Officer of Newmark, said Purpura’s arrival strengthens the firm’s ability to deliver senior-level expertise in major gateway markets while expanding advisory depth in sectors central to its long-term strategy.

Deep Roots in Boston’s Life Sciences Growth

Purpura most recently served as President of Beacon Capital Partners’ life science platform, where he helped lead portfolio growth and strategic expansion in the sector. Prior to that, he was Vice Chairman at CBRE, with leadership responsibilities across the Northeast and close ties to the region’s rapidly expanding life sciences ecosystem.

Earlier in his career, Purpura held roles at Transwestern and was a partner at Richards Barry Joyce & Partners.

“Newmark has built one of the most dynamic advisory businesses in the industry, and I’m excited to join a firm that continues to invest in its platform to deliver client results at the highest level,” Purpura said. “Boston continues to stand out as one of the most compelling real estate markets in the world—driven by world-class life science research institutions, a dynamic innovation ecosystem and the presence of global capital.”

Boston remains one of the country’s premier life sciences clusters, with demand for specialized laboratory, office and innovation space shaping development patterns and capital allocation decisions. Newmark said Purpura’s appointment underscores its commitment to strengthening its advisory platform in sectors that continue to drive long-term real estate growth.
