BROOKLINE, Mass.— Nauset Construction has completed an extensive renovation of Forte at 1440 Beacon, a 136-unit luxury apartment community owned and operated by Wingate Multifamily LLC, an affiliate of Wingate Companies.
Located in Brookline’s Coolidge Corner neighborhood, the property—originally built in 1949—underwent comprehensive upgrades to its lobby, common areas, exterior façade and mechanical, electrical and plumbing systems. The revitalized community, known as Forte at 1440 Beacon, was recently honored with the “Renovated Community of the Year Award” by the Massachusetts Apartment Association.
Wingate acquired the property in 2022 with plans to modernize it while maintaining full occupancy throughout construction. Michael Siciliano, senior vice president of acquisitions for Wingate Companies, said Nauset’s experience working in occupied buildings was critical to minimizing disruption to residents during the multi-phase renovation.
Designed by Dario Designs, now part of Haley Ward, the project included a dramatic expansion and redesign of the front lobby. Improvements featured a new grand entrance clad in custom black granite, a lighted canopy, and an ADA-accessible ramp. Seven large bay windows were added to the façade to increase natural light and enhance curb appeal.
The reimagined lobby now includes staff offices and restrooms, a resident kitchenette, a fireplace, and a function and conference room equipped with a large-screen television and seating area. Additional amenities include a dedicated parcel and mail room, a new fitness center, an upgraded laundry facility and a pet-washing station.
Lower-level improvements included new storage cages, bike storage, a resident workstation, and upgraded kitchen and storage areas for maintenance staff. At the rear of the property, the courtyard was fully redesigned with a custom wood pergola, two grill stations with sinks, a gas fire pit, decorative lighting and new outdoor furnishings. A 200-foot garden bed was replanted with trees, shrubs and ground cover, and a custom privacy screen was installed around the patio perimeter.
The project also involved substantial infrastructure upgrades, including modernization of mechanical, electrical and HVAC systems, as well as structural reinforcements to concrete and masonry elements.
Anthony Papantonis, president of Nauset Construction, said the team worked closely with Wingate to coordinate the large-scale renovation within an occupied building. He noted that the industry award reflects the high standards achieved across all aspects of the project.
