BOSTON– Marcus Partners has announced a new industrial outdoor storage (IOS) and build-to-suit development with a major utility provider at 425 John Quincy Adams Road, located in Myles Standish Industrial Park in Taunton, Massachusetts.
The deal marks the firm’s second conversion of an office site to industrial use within the park and is scheduled for completion in late 2025.
The project encompasses a total of 7.4 acres across two adjacent parcels: a 4.4-acre lot that will feature a new 40,000-square-foot ancillary flex building, and a 3-acre site designated for industrial outdoor storage. The development replaces a former 95,000-square-foot office building, aligning with broader market trends that favor adaptive reuse of underutilized office assets.
“We are seeing demand from users who want IOS with quality ancillary facilities in prime locations,” said Josh Berman, Principal, Head of Construction at Marcus Partners. “The current market demands strategic thinking and creative approaches to change-of-use opportunities in order to maximize underutilized sites.”
The deal reflects growing interest in industrial assets that support essential infrastructure and logistics needs. With the increased demand for IOS in high-barrier markets like Greater Boston, Marcus Partners continues to capitalize on opportunities to repurpose properties for evolving industrial uses.
