Five-Year Building Management System Installation Marks Major Milestone for Boston Landmark Development
BOSTON — Boston-based JM Electrical Company, Inc. has completed a major phase of infrastructure work at South Station Tower, delivering a full Building Management System (BMS) control wiring installation for one of the city’s most ambitious mixed-use developments.
The milestone caps a five-year effort that began in April 2021, highlighting the company’s ability to execute complex, large-scale electrical projects in highly coordinated urban environments.
Working in collaboration with Automated Logic and project developer Hines, JM Electrical played a key role in outfitting the 51-story tower with advanced control wiring for its building management and mechanical systems. The work spans commercial office floors, luxury residential units, and a nearly one-acre rooftop garden—among the largest elevated green spaces in downtown Boston.
The scale and complexity of the project required extensive technical expertise and coordination across multiple systems and stakeholders. JM Electrical’s team installed control wiring at heights reaching 700 feet while supporting the tower’s integrated heating and cooling systems, including an energy recovery system designed to improve efficiency and sustainability.
The scope also extended beyond the tower itself. The company completed infrastructure work within a five-level parking garage, incorporating exhaust systems, air handling units, generators, and a gas-detection system aimed at enhancing safety and air quality.
In addition, the project included critical upgrades tied to Massachusetts Bay Transportation Authority operations, including track modifications and improvements that increased bus terminal capacity by approximately 50 percent—enhancing service for thousands of daily commuters passing through South Station.
“This project has been one of the most challenging and rewarding I’ve been a part of,” said Connor Harris, project manager at JM Electrical. “In a building of this scale, daily coordination across trades was essential to achieving a successful outcome.”
The completed Building Management System provides a centralized platform for monitoring and controlling building operations from a single interface, enabling improved energy efficiency, operational performance, and occupant comfort across the tower’s mixed-use environment.
JM Electrical credited the success of the project to close collaboration with several partners, including Suffolk, NKM Industries, JC Higgins Corp., and New Era Technology, in addition to Automated Logic and Hines.
The completion of the South Station Tower BMS infrastructure underscores JM Electrical’s growing role in delivering advanced electrical systems for large-scale developments across Greater Boston. As urban projects become increasingly complex and technology-driven, the company continues to position itself at the forefront of integrated building solutions.
