WOBURN, Mass. — National behavioral healthcare provider Guidelight Health is continuing its rapid expansion across Massachusetts with plans to open a new clinic in Andover this summer, marking the company’s third lease agreement with Cummings Properties in less than two years.
Founded in 2023, Guidelight Health specializes in intermediate behavioral healthcare services, including partial hospitalization and intensive outpatient programs designed to bridge the gap between outpatient therapy and inpatient treatment. The organization has expanded quickly nationwide, now operating more than 15 clinics across the country.
The new Andover location at 40 Shattuck Road will become Guidelight’s eighth clinic in Massachusetts. The provider already operates locations at TradeCenter 128 and 200 Boston Avenue, both leased through Cummings Properties.
Guidelight first opened in Woburn in 2024 before expanding to Medford earlier this year. Combined, the company now occupies nearly 14,000 square feet within Cummings’ greater Boston-area portfolio.
“The breadth of our north-of-Boston portfolio makes it easy for organizations like Guidelight to scale quickly and strategically,” said Bob Dunn, operations manager at Cummings Properties.
According to the company, all three lease agreements were completed in partnership with JLL and included customized buildouts tailored to Guidelight’s healthcare operations and branding needs.
“Having in-house construction expertise adds a particular level of convenience for our clients,” Dunn said. “Rather than coordinating multiple outside vendors, Guidelight can rely on one fully integrated team to efficiently deliver spaces tailored to its desired branding and use.”
Guidelight’s newest Medford clinic spans approximately 5,500 square feet and is located alongside several other behavioral health and counseling providers, including North Shore Recovery Services, Limitless Therapy Center, Clearview Counseling Group, and Ellie Mental Health.
At the upcoming Andover site, Guidelight will join fellow health and wellness tenants including Hopewell, Refresh Management, and Me, Myself, & Mind.
Guidelight Health says its mission is to increase access to behavioral healthcare services that are often difficult for patients to obtain, while serving individuals across all insurance types.
Cummings Properties, one of the region’s largest commercial real estate firms, manages approximately 11 million square feet of commercial property across Greater Boston, including healthcare facilities, office space, laboratories, retail storefronts, and industrial properties.
