WORCESTER, MA–Worcester, MA-based developer Michel Ermani has sold a 30-unit apartment complex in Framingham, MA for $7.5 million, a year and a half after purchasing it for $6.2 million. The story was first reported by Worcester Business Journal’s Eric Casey.
The property, located at 301 Grant Street, changed hands on April 11, according to documents filed with the Middlesex South Registry of Deeds. The new owners are 301 Grant LLC, based in Massachusetts, and 526 Western Ave LLC, registered in Delaware. The buyer is affiliated with Zanzibar Capital Group, a Boston-based real estate investment firm, and reported by WBJ.
Ermani initially purchased the property through his company, Premier Investment Properties LLC, and undertook significant renovations during his ownership. He noted that the improvements were part of a strategic plan to refocus his investments closer to the Worcester area.
According to the City of Framingham’s property records, the 1.21-acre parcel at 301 Grant St. was assessed at $4.41 million for tax purposes in 2024.
