Davis Breaks Ground on 289-Unit Medford Development to Expand Housing Supply

Medford, MA– The Davis Companies (Davis) last week kicked off construction on The Clayborn, a 289-unit multifamily development at 970 Fellsway in Medford, MA. The project transforms a 3.5-acre underutilized parcel into a mixed-income residential community, part of Greater Boston’s ongoing effort to address housing shortages.

The Clayborn will feature a mix of studios, one- to three-bedroom apartments, and six townhomes, with 25% of units designated as affordable under Chapter 40B. The development is designed to meet Passive House standards, will be fully electric, and will incorporate advanced stormwater management and a rooftop solar array. Amenities include a resort-style pool, fitness center, children’s playground, movie lounge, makerspace, work-from-home pods, bike repair station, dog park, and a rooftop deck with skyline views.

“This milestone at The Clayborn reflects Davis’ commitment to expanding and improving housing options across Greater Boston at a time when the region needs it most,” said Stephen Skolas, Senior Vice President of Development at Davis. “This project is a collaborative effort that will address the needs of the region through thoughtfully designed, well-located living spaces, as well as important neighborhood infrastructure updates that will greatly benefit both current and future residents across Medford.”

The development also includes significant community infrastructure upgrades in coordination with the City of Medford, including the reconfiguration of a five-way intersection, widening of Myrtle Street and Amaranth Avenue to allow two-way traffic, relocation and enhancement of an MBTA bus stop with a new shelter, replacement of city sidewalks, installation of new traffic equipment, and a Blue Bike station.

Construction began in August 2025 with Plumb House serving as general contractor. The project team also includes CUBE 3 as architect, Bohler as civil engineer, WSP as mechanical engineer, and H+O as structural engineer. The Clayborn is expected to open in Fall 2027 and represents the latest addition to Davis’ growing residential portfolio, which spans Greater Boston and other U.S. markets, including Callia in Phoenix, AZ, and 1975 Madison in Harlem, NYC.
