CBRE Named Exclusive Marketing Advisor for 3.6 Million-SF Metro Boston Logistics Portfolio

Boston– CBRE announced that it has been retained to market Metro Boston Logistics Portfolio, an 11 property, ±$360 million industrial portfolio located across Massachusetts and New Hampshire totaling 3.6 million sq. ft.

CBRE Capital Markets’ Scott Dragos, Doug Jacoby, Chris Skeffington, Roy Sandeman, Anthony Hayes, Timothy Mulhall and Daniel Hines, based in Boston, are representing the seller, Equity Industrial Partners.

The properties in the portfolio include:

  • 83 Commerce Way, Woburn, MA – 817,000 sq. ft., constructed in 1972-1978
  • 100 Danton Drive, Methuen, MA – 291,400 sq. ft., constructed in 1985, renovated in 1990
  • 200 Danton Drive, Methuen, MA – 70,872 sq. ft., constructed in 1989
  • 101 Campanelli Drive, Braintree, MA – 40,014 sq. ft., constructed in 1978, renovated in 2010 & 2019
  • 175 Campanelli Drive, Braintree, MA – 465,636 sq. ft., constructed in 1968, renovated in 2018
  • 150 Ocean Road, Greenland, NH – 367,166 sq. ft., constructed in 1980, renovated in 1995
  • 135 Will Drive, Canton, MA – 391,558 sq. ft., constructed in 1969, expansions in 1974 & 1982
  • 560 Oak Street, Brockton, MA – 351,600 sq. ft., constructed in 1960, expansions in 2009 & 2010
  • 89 Cross Street, Holliston, MA – 345,435 sq. ft., constructed in 1969, expansion in 1989 & renovated in 2014
  • 66 Atlas Street, Worcester, MA – 165,000 sq. ft., constructed in 1969 & 1972, renovated in 1986 & 2015
  • 1 Better Way, Chicopee, MA – 291,663 sq. ft., constructed in 1990

“The Metro Boston Logistics Portfolio will provide investors with an exceptional opportunity to acquire true scale in one of the most sought-after markets in the country,” stated Scott Dragos, an executive vice president of Capital Markets for CBRE in Boston. “It is extremely rare when an industrial portfolio of this scale, credit and quality with proximity to Boston becomes available. This offering will give investors the ability to acquire a secure portfolio of functional logistics assets with almost 60 percent of the portfolio anchored by credit tenants and a WALT of close to 10 years.”

The portfolio is 91% leased to 16 tenants with a weighted average remaining lease term of 9.56 years. Major tenants include Shaw’s, Marshalls, Cole Haan, Sonepar and Yankee Candle.
