WILMINGTON, Mass.— CBRE has arranged a 56,000-square-foot lease at 301 Ballardvale Street in Wilmington, Massachusetts, where fast-growing footwear and apparel brand BRUNT Workwear will relocate its corporate headquarters.
BRUNT has committed to long-term occupancy within the 126,000-square-foot advanced manufacturing and R&D facility, which is owned through a partnership between Boston-based Camber Development and Chicago-based GEM Realty Capital.
The CBRE leasing team of Brian McKenzie and Christian Vallis represented ownership in the transaction and led the marketing campaign for the property. Derek Losi and Nathaniel Heilbron of Cresa represented BRUNT in its headquarters search and long-term site selection strategy.
“We are thrilled we were able to complete this transaction, which ensures a major tenant and its workforce will continue to expand in the suburban Boston market,” said McKenzie. “BRUNT has grown exponentially over the past few years and required the best quality office and industrial R&D space in the area to house its headquarters and operations. The space at 301 Ballardvale fit its needs perfectly.”
The lease brings the two-building, 200,000-square-foot Ballardvale Street park — which also includes 299 Ballardvale — to full occupancy. Camber Development and GEM Realty Capital recapitalized the portfolio in November 2024.

BRUNT will use the space for research and development, warehouse and logistics functions, and office operations, consolidating key components of its growing business under one roof.
