Cabot, Cabot & Forbes Breaks Ground on “The Bolt” — 180,000 SF Innovation and Manufacturing Hub in Woburn

WOBURN, MA —Cabot, Cabot & Forbes (CC&F), one of Greater Boston’s leading real estate development firms, broke ground today on “The Bolt,” a 180,000-square-foot innovation, manufacturing, and research hub that will anchor the growing New Boston Corridor in Woburn.

The project marks a major step in the city’s transformation of the Anderson Regional Transportation Center (RTC) area into a thriving, transit-oriented community and economic hub. Once the site of an industrial Superfund property, the area is now home to cutting-edge companies, new housing, and mixed-use developments backed by more than $400 million in public and private investment.

Joining CC&F CEO Jay Doherty at the groundbreaking were Lieutenant Governor Kim Driscoll, Woburn Mayor Mike Concannon, State Representative Richard Haggerty (D-Woburn), Woburn City Council President Jeff Dillon, and representatives from the U.S. Environmental Protection Agency.

“The Bolt exemplifies our vision for future development — one that embraces innovation, collaboration, and smart design,” said Doherty. “With its versatility, access to transit, and proximity to Boston, we believe this project will attract the next generation of cutting-edge companies.”

A New Center for Innovation and Industry

Expected to be completed in the second quarter of 2027, The Bolt will offer flexible space for energy, manufacturing, life sciences, and technology companies and is projected to create 300 new jobs.

The project is being constructed on spec by John Moriarty & Associates and was designed by Jacobs, a global architecture and engineering firm. Cushman & Wakefield will serve as the exclusive leasing agent.

Financing for the development includes $79 million in construction funding from Kawa Capital Management, with Aries Capital advising on the financing structure.

Building on a Redevelopment Success Story

“The Bolt” is the latest addition to CC&F’s ongoing redevelopment of the former Industriplex Superfund site, which also includes Emblem 120, a 289-unit luxury residential and retail development, and the proposed Zero New Boston, a 250-unit multifamily project with retail space and parking.

“This development will provide job opportunities and reasonably priced housing near transportation hubs — which is good for workers, businesses, and our economy,” said Lieutenant Governor Kim Driscoll. “We look forward to coming back when these developments are completed.”

Local officials hailed the groundbreaking as a milestone in Woburn’s revitalization.

“Today’s groundbreaking is a celebration of what can be accomplished when forward-looking developers, state transportation initiatives, and local leaders work together,” said Mayor Mike Concannon. “Every step we take to realize the potential of the New Boston Street Bridge is a win for Woburn.”

Rep. Richard Haggerty added, “The Bolt will bring innovative companies and hundreds of high-paying jobs to our community. This $400 million investment continues our efforts to turn the Anderson RTC area into a thriving, transit-oriented economic hub.”

The EPA, which helped lead the cleanup of the site, praised the transformation.

“EPA is proud to play a role in turning once-contaminated properties into safe, vibrant places that contribute to local economies,” said EPA Regional Administrator Mark Sanborn.

A Transit-Oriented Hub for the Next Economy

Located at the crossroads of Interstates 93 and 95 and adjacent to the Anderson/Woburn MBTA and Amtrak station, The Bolt will join a cluster of major employers and innovative startups in the region — including Raytheon, Ultragenyx, Amazon Robotics, Boston Metal, and Continuus Pharmaceuticals.

State investments in infrastructure — including a new $30 million bridge reconnecting both sides of the New Boston Corridor, set to open in summer 2026 — have further positioned the area as one of Massachusetts’ most significant hubs for innovation, manufacturing, and residential growth.

“This milestone reflects what’s possible when public investment and private innovation work hand-in-hand,” said Doherty. “The Bolt will help shape the next generation of opportunity in Greater Boston.”
