BBJ: Skanska Details First Phase of Longwood labs, Residential Project

BOSTON–Real estate giant Skanska has laid out plans for the first phase of its Longwood Place Project, which includes bringing more lab space to the Longwood medical area, Boston Business Journal reported.

“The project consists of developing a 5.8-acre site at 305 Brookline Ave, which is currently the home of Simmons University’s residential campus,” said BBJ. “Skanska said in a filing this week with the Boston Planning and Development Agency that the first phase of work will include two commercial buildings, a residential building, below-grade parking and loading and “associated landscape and public realm improvements. The first phase will total around 1 million square feet of gross floor area.”

The Longwood Place Project will create around 1.7 million square feet of residential, laboratory, office, medical/clinic, retail, community and parking space. When completed, it will include about 2.6 acres of publicly accessible open space, according to BBJ.

“Consistent with the PDA Development Plan’s vision, the Proposed Project reimagines the site as a vibrant mixed-use neighborhood, that will reinvigorate the LMA by introducing diverse, pedestrian-friendly open spaces, along with programs and infrastructure that enhance safety, access, and mobility in and through the site,” C. Russell DeMartino, executive vice president of Skanska USA Commercial Development, wrote in the letter to the planning department as reported by the BBJ.
