Avison Young completes lease transaction at Strawberry Hill Corporate Center in Acton

BOSTON— Avison Young announced that Kantrovitz & Associates, P.C., a Massachusetts workers’ compensation law firm, has signed a lease at Strawberry Hill Corporate Center, located at 289 Great Road in Acton, MA.

Avison Young Principal Jack Kerrigan, along with Bill Sullivan and Anne Flanagan, a Vice-President and senior account manager, respectively, who are all based in the firm’s Boston office, represented the landlord, Campanelli, and worked closely with Danielle Simbliaris, leasing manager at Campanelli, to market the available space.

Strawberry Hill Corporate Center-sTo date, Campanelli has signed more than 30,000 square feet (sf) in new and expansion leases since purchasing the building in February 2014.

Kantrovitz & Associates, P.C. will move from its current location at 1 State Street in Boston to 2,000 sf on the third floor of the building. Kerrigan, Sullivan and Flanagan also served as tenant representatives to the law firm in the transaction.

“We are seeing a trend of professional services firms establishing their offices closer to home. Whether relocating their business or opening a satellite location, these tenants have the benefit of shorter commutes and less expensive rents than in Boston, all while renting first-class office space,” notes Flanagan “By moving to Strawberry Hill, a company can spend half as much on office space and greatly improve the quality of life and productivity of its employees.”

Since purchasing Strawberry Hill, Campanelli has implemented a significant capital-improvement program, which comprises a fully renovated and modernized front entrance, repaved parking lot, upgraded landscaping and exterior lighting, and a new energy-management system. New onsite amenities include a modern fitness center, upgraded common spaces and vending area by LeanBox, and the addition of a 4,000-sf collaborative work space, WorkPlace, which offers 11 private, furnished offices for lease.

“Since taking ownership of Strawberry Hill Corporate Center, Campanelli has completed nine deals at the building,” notes Kerrigan. “This is a testament to Campanelli’s proven reputation as an exceptional owner and operator, as the company has been instrumental in accommodating tenant needs. The comprehensive capital-improvement program completed at the building has been an attractive feature for many tenants.”

Located on Route 2A, Strawberry Hill is conveniently situated near major highways, including Routes 2, 495 and 128. With a variety of spaces ranging from individual offices suites to up to 11,833 sf available for lease, the four-story building is attractively landscaped, highly visible to Great Road, and provides an excellent parking ratio (3.6 stalls per 1,000 sf). The property features a brick exterior and ribbon window facade with a dramatic sloped glass atrium. Current building tenants include Harsip & Stuart, Inc., Automotive Networks Corporation, and Westchester Management. Nearby amenities include Citizens Bank, Dunkin Donuts and the Acton Shopping Plaza, which contains Roche Bros., TJ Maxx, T.C. Lando’s and Not Your Average Joe’s.
