400 River’s Edge Drive Achieves LEED Gold Certification

Medford, MA. – Preotle, Lane & Associates Ltd. announced that 400 River’s Edge Drive has been awarded a LEED Gold Certification for core & shell by the U.S. Green Building Council.

The U.S. Green Building Council (USGBC) established the Leadership in Energy and Environmental (LEED) certification to recognize sustainable development, design and construction techniques.

“This LEED Gold certification for 400 River’s Edge Drive is both consistent with, and representative of, the overall sustainable identity of the River’s Edge site,” said John Preotle, a Principal of Preotle, Lane & Associates Ltd.

The LEED Gold designation for 400 River’s Edge Drive – a four-story, 115,000 square foot office building – involved coordinated efforts by the project architect, Gensler; general contractor, Columbia; MEP engineer, Arup; LEED consultant, The Green Engineer; LEED commissioning agent, Wang Commissioning; civil engineer, Tetra Tech; and landscape architect, Shadley Associates.

400 was designed and built with an eye on sustainability in operation and construction practices with the goal of reducing the building’s environmental footprint and creating a better work environment for its occupants. These items include: upgraded HVAC systems to allow for more fresh air and reduced energy usage; low-flow plumbing fixtures to decrease water usage; LED lighting throughout; improved glass efficiency to increase daylight throughout the space while reducing heat and cooling loss; recycled building materials when possible; and construction monitoring techniques that ensured that excess materials and waste were disposed of in a sustainable manner.

400 River’s Edge Drive is the second office building at River’s Edge. The first, 200 Rivers Edge Drive, achieved LEED Gold certification in 2009. Prior to the completion of 200 River’s Edge Drive, Preotle, Lane & Associates created a major community resource with the Park at River’s Edge – just steps from the banks of the Malden River. The Park and surrounding green space includes more than a mile of paths for running, walking and cycling – and is also host to the Tufts University William Shoemaker Boathouse.
