Waverly Development Breaks Ground on 181-Unit Apartment Community in Downtown Framingham

Framingham, MA— Waverly Development has begun construction on a 181-unit, transit-oriented apartment community at 358 Waverly Street in downtown Framingham, about 500 feet from the Framingham Commuter Rail station.

The project will include 21 affordable apartments, nearly 3,000 square feet of retail space, and 230 garage parking spaces. It is designed as an urban infill development intended to support downtown activation, transit access, and increased housing options.

The community will feature amenities including a clubroom, fitness center with yoga studio, work-from-home offices, swimming pool, landscaped courtyard with fire pits and grilling stations, turf field, dog run, package and bike storage, private storage, and EV charging stations.

Waverly Development principals Julia Wynyard and Raymond Boghos lead the project. Wynyard has overseen more than 3,250 apartment homes and $1.75 billion in multifamily, retail, and commercial projects, while Boghos has led development and entitlement efforts for over 2,000 apartments and 300,000 square feet of industrial assets.

“This project represents a major step forward for the redevelopment of downtown Framingham and for housing in our city,” said Sarkis Sarkisian, Director of Planning & Community Development for the City of Framingham. He noted that the project aligns with zoning adopted in 2015 and state MBTA Communities requirements to encourage transit-oriented, mixed-use development.

Callahan Construction is serving as the project’s construction partner. Patrick Callahan, President of Callahan Construction, said the development will transform an underutilized site into a mixed-use community with housing, retail, and public-facing amenities.

The 358 Waverly Street project reflects the city’s goals for smart growth, increased housing supply, and downtown revitalization. Construction is now underway.
