Two Firms with Just One Broker Each Make BBJ’s List of Largest Commercial Real Estate Sellers

BOSTON — In a testament to the strength of individual performance in the competitive world of commercial real estate, two Massachusetts firms—each with just one licensed broker—have earned a spot on the Boston Business Journal’s (BBJ) prestigious list of the Largest Commercial Real Estate Selling Brokers for 2024.

The annual ranking, which evaluates brokerage firms based on the total commercial square footage sold within the state, highlights both high-volume corporate players and standout smaller operations.

Westwood-based Waldman & Associates secured the No. 11 position on the list, closing 12 transactions totaling 154,220 square feet. The firm is led by its founder and sole broker, Dan Waldman, whose personal performance placed his company among much larger competitors.

Following closely at No. 12 is Coastal Commercial Real Estate of New Bedford, helmed by president Kevin Nery. Coastal closed 10 transactions in 2024, accounting for 51,076 square feet of sold commercial property.

Their inclusion on the BBJ list stands in stark contrast to the top five firms, all of which operate with dozens of brokers and move millions of square feet of commercial real estate each year:

  1. CBRE – 11,559,965 square feet sold across 92 transactions with 87 licensed brokers in Massachusetts.

  2. Colliers – 8,271,807 square feet sold in 27 transactions, supported by 47 brokers.

  3. Newmark – 6,898,110 square feet over 61 transactions with 83 licensed brokers.

  4. Marcus & Millichap – 1,130,343 square feet across 59 deals with 19 brokers.

  5. Avison Young – New England – 942,754 square feet in 10 transactions with 20 brokers.

In total, 12 firms made this year’s BBJ list. The presence of two single-broker operations underscores the impact that experienced professionals can have—even when operating independently—within a highly competitive and often large-scale industry.

For Waldman and Nery, the recognition is a noteworthy achievement that demonstrates how personalized service, deep market knowledge, and hands-on leadership can rival the output of national brokerage powerhouses.
