Chelmsford, MA –The Town of Chelmsford’s Economic Development Commission is inviting private entities to participate in two online auctions that offer opportunities to acquire 20 acre properties located at the intersection of Routes 495 and 3.
These prime locations are located within the town’s Route 129 business area, and are only a 35-minute drive from Boston, 10 miles north of Route 128 and 10 miles south of southern New Hampshire. The 129 corridor is centrally positioned in the heart of Massachusetts’ Route 495 high-tech region and offers unparalleled access to an experienced talent pool, and close proximity to colleges and universities, including UMass Lowell.
The strength of the Route 129 corridor is validated with six million sq. ft. of commercial and industrial space and thousands of employees working in businesses including DCU, Zoll, Thermo Fisher, Axis Communications, Analog Devices, Brooks Automation, and Endeavor Robotics; all of which have large presences in close proximity to the properties. Additionally, there are four private multi-family developments located within the Route 129 business area, with 448 rental apartments that are either under construction or progressing through the permitting process.
Both properties are located within Chelmsford’s Route 129 mixed use zoning overlay district, providing new opportunities for comprehensive (re)development aimed at blending amenities such as restaurants, retail, indoor recreation, entertainment, hotels, and housing to foster a “live, work, and play” environment.
Donald Van Dyne, Chair of the Economic Development Commission adds “The newly adopted Rt.129 zoning overlay helps to unlock these two premiere properties and 623 additional acres in the overlay. It’s our hope to partner with progressive developers wishing to introduce truly transformative projects. With the support of all boards and leaders in our town- Chelmsford is open for business”.
The bylaw creates a flexible and responsive zoning overlay that enhances the “129 business corridor” by enabling broader use and larger scale (re)development. Increased building heights, parking garages and integrated amenities are supported to stimulate multi-use site development. Further, the overlay introduces opportunities for the development of multi-family housing to address changing trends and stakeholders’ needs.
