BOSTON— Three office buildings in Boston, including two downtown properties and one in South Boston, are slated for conversion into residential use under new ownership, as reported by the Boston Business Journal. The conversions will add more than 50 units to the city’s ongoing office-to-apartment incentive program.
The projects include:

4 Liberty Square – Planned for 36 apartments, along with a 5,000-square-foot first-floor restaurant or bar.

112 State St. (Richards Building) – Planned for 14 to 18 residential units.

Coyne Building at 546 East Broadway, South Boston – Slated for seven condos.
Construction is expected to start immediately at 4 Liberty Square and East Broadway, with both projects anticipated to be complete by summer or fall 2027. The Richards Building at 112 State St. has a later timeline, with completion likely in early 2028.
The properties were recently sold for:

112 State St. – $4 million to Marc Resnick of The Beantown Cos.

546 East Broadway – Just under $6 million to Eagle Hill Capital
These conversions add to the city’s larger office-to-apartment program, which began in 2023. Since its launch, the initiative has drawn more than 1,700 apartments across 29 buildings, totaling nearly 1.5 million square feet. The city also recently announced plans for 139 apartments at 320 Summer St. in Fort Point and 74 apartments at 11 Avenue de Lafayette downtown.
