
Somerville, Mass.— The Stubblebine Company, in partnership with The Mega Group, has facilitated a 12,000-square-foot industrial lease at 41 Innerbelt Road in Somerville, adding to continued leasing activity in the tightly constrained Greater Boston industrial market.
The industrial warehouse and office space was leased to Hemisphere Development Group LLC, a Waltham-based real estate development firm. The Stubblebine Company/CORFAC International represented the landlord in the transaction, with Danny Cruz, James Stubblebine, Micah Stubblebine, and David Stubblebine handling the assignment. Jason Clark of The Mega Group represented the tenant.
Located less than half a mile from Interstate 93, the property offers convenient highway access and proximity to public transportation, making it well positioned for industrial and development-related users. The 12,000-square-foot space includes approximately 10,500 square feet of warehouse area and 1,500 square feet of office space.
The property features 18-foot clear ceiling heights, two tailboard loading docks, and on-site parking for both tenants and visitors—amenities that are increasingly in demand within urban industrial assets.
