Natick, MA– Stonegate Group and Nauset Construction have completed the redevelopment of the former St. Patrick’s School in Natick into a mixed-use project featuring 46 residential units, four for-sale duplexes, and 12,000 square feet of retail and restaurant space. The property, located at 45 E. Central St., is within walking distance of the Natick Center Cultural District.
The development, branded as a “Friendly 40B” project under Massachusetts’ affordable housing guidelines, consists of 46 apartments ranging from one- to three-bedroom units, with 25% designated as affordable, alongside four duplexes offering three- to four-bedroom layouts. The four-story main building includes ground-floor retail and restaurant space with outdoor seating, while parking options include both surface and underground spaces. The site is a short walk from Framingham/Worcester Commuter Rail and MBTA bus lines.
“We are thrilled to finally open our doors and share what we’ve built with the community,” said Sean McGrath, CEO of Stonegate Group. “The project was a true team effort. While it wasn’t easy to get to this point, the end product is one that all involved should be proud of.”
The project was designed by Finegold Alexander Architects, and Nauset Construction handled construction. Benjamin Goldfarb, Nauset’s vice president, said the collaboration “has set a new standard for mixed-use developments in Natick” and highlighted the expertise of the project’s subcontractors.
This development marks Stonegate’s second completed project in Natick’s downtown this year, following the spring opening of 21 Summer St., which includes 13 residential apartments and retail space. Stonegate also owns nearby properties at 13 West Central St. and 11 South Main St., expanding the firm’s footprint in the area.
With the completion of 45 E. Central St., Stonegate plans to shift focus from development to leasing, aiming to attract new residents and businesses to the growing Natick Center community.
