Procopio Companies Tops Off 57 Main in Downtown Marlborough

MARLBOROUGH, MA — The Procopio Companies has officially topped off construction at 57 Main, a new six-story, 99-unit multifamily and mixed-use development in the heart of downtown Marlborough.

The milestone marks the completion of the building’s structural framework, a key step toward its scheduled April 2026 opening. Located at 57 Main Street, the podium-style development includes a two-story steel and concrete parking structure topped with four floors of wood-framed residential units. In addition to the nearly 100 apartments, the project will feature 3,220 square feet of ground-floor retail space and a landscaped courtyard facing Union Park, offering both community amenities and street-level activation.

“This project represents our continued commitment to bringing high-quality housing to thriving employment corridors such as Marlborough,” said Will Nuccio, Development Project Manager at Procopio. “57 Main is a direct response to the demand for modern housing outside of Greater Boston. We’re excited to see this project reach this significant milestone.”

Designed by The Architectural Team and managed by Angus Construction, 57 Main is part of the ongoing revitalization of downtown Marlborough, a city experiencing renewed investment thanks to its proximity to I-495 and a concentration of over 20 million square feet of office, lab, industrial, and flex space. The area has emerged as one of the largest and fastest-growing employment corridors in Massachusetts outside of Boston.

The project — also referred to as Clio — aims to meet growing demand from professionals and residents seeking a mix of urban convenience and suburban livability.

Construction will continue through the coming months, with leasing expected to begin ahead of the targeted spring 2026 completion date.
