BOSTON, MA— Pembroke has announced three major full-floor lease commitments totaling 62,000 square feet at 255 State Street, bringing the waterfront office tower to an impressive 98% occupancy. The newest tenants—law firms Anderson & Kreiger LLP, Davis Malm PC, and tech company Quickbase, Inc.—reflect a blend of legacy and innovation anchoring this premier Boston location.
The latest leasing activity underscores the sustained demand for high-quality office space in the city’s core, especially among organizations seeking environments that emphasize design, connectivity, and a sense of community.
Law Firms Choose Prime Waterfront Offices
Two prominent Boston law firms, Anderson & Kreiger and Davis Malm, each signed long-term leases for full floors at 255 State. Both firms cited the building’s proximity to Boston’s legal and civic centers, along with its modern workplace design, as key factors in the move.
The relocations highlight a broader trend in legal services: investing in office environments that facilitate collaboration, client engagement, and employee well-being. For firms navigating a hybrid work landscape, access to high-end, amenity-rich spaces is increasingly vital to talent retention and productivity.
Quickbase Expands Commitment with Direct Lease
Quickbase, a Boston-based leader in low-code application development, transitioned from a sublease to a direct lease at the property—solidifying its long-term commitment to 255 State. The move reflects the company’s confidence in the space and its alignment with Quickbase’s brand as a forward-thinking tech innovator.
A Historic Building, Reimagined for Modern Work
Originally constructed in 1913, 255 State Street has been thoughtfully redeveloped into a Class A office destination. Tenants enjoy panoramic views of Boston Harbor, the Rose Kennedy Greenway, and the city skyline. The building also offers exceptional access to North and South Stations, ferry terminals, and major transportation routes.
Pembroke, which both manages the property and maintains a presence as a tenant, is continuing to invest in 255 State’s future. In Spring 2026, the firm will debut a new rooftop amenity space, featuring:
- Unobstructed harbor and city views
- A multi-purpose conferencing center
- Indoor-outdoor social areas designed to foster community and collaboration.
“We’re proud to welcome Anderson & Kreiger and Davis Malm to 255 State Street,” said Steve Leaf, Senior Director of Asset Management at Pembroke. “Their decisions validate our focus on creating spaces that prioritize quality, connection and long-term partnership. We’re equally excited to deepen our relationship with Quickbase.”
Broader Strategy Extends to Seaport Properties
The success at 255 State reflects Pembroke’s larger strategy across its Boston portfolio, including Seaport East and Seaport West at Commonwealth Pier. These towers, located in the bustling Seaport District, offer flexible leasing options from 5,000 to over 40,000 square feet, and are designed to deliver the same premium experience—complete with unmatched views, modern amenities, and commuting convenience.
