National Development Proposes 950,000 SF Industrial Campus on Former Intel Site in Hudson

HUDSON, MA— National Development has unveiled plans for one of Massachusetts’ most significant industrial redevelopment projects, announcing that it will seek entitlements from the Town of Hudson to convert a 148-acre former Intel campus on Reed Road into a modern, approximately 950,000-square-foot industrial hub.

The Newton-based developer, known for large-scale, mixed-use and industrial transformations across New England, said the project will position Hudson for the next chapter of advanced manufacturing and logistics growth—bringing new jobs, major capital investment, and fresh momentum to the region’s commercial base.

A Landmark Site Ready for New Life

National Development acquired the property from Intel Corporation in late 2023. Intel, which built its Hudson complex into a 1.4 million-square-foot semiconductor research and manufacturing campus, operated on the site for more than 25 years before gradually winding down operations. The tech giant officially vacated the property in May 2025.

Since then, National Development has advanced demolition and site preparation, conducting extensive due diligence to determine the highest and best use for one of the region’s most unique development opportunities.

Situated less than two miles from I-495 and directly linked to the I-290 interchange, the property offers a rare combination of land scale, utility capacity, and transportation connectivity. MassEcon, the statewide economic development organization, recently identified 75 Reed Road as one of Massachusetts’ top sites for large-scale industrial redevelopment.

With flexible industrial zoning, robust electrical and utility infrastructure, and significant available acreage, the site can accommodate a broad spectrum of modern industrial uses—from advanced manufacturing and life sciences to distribution, logistics, and specialized production.

A Partnership Approach With Hudson

National Development emphasized that its redevelopment plan is being shaped in close coordination with Hudson officials, with a focus on maximizing community benefit while addressing neighborhood impacts.

The proposed redevelopment is expected to:

  • Strengthen Hudson’s commercial tax base

  • Improve infrastructure and connectivity in the Reed Road corridor.

As plans enter the formal review process, National Development said it will continue engaging residents, stakeholders, and town leadership to ensure the project aligns with Hudson’s long-term economic and community vision.

The Reed Road project represents a rare opportunity to repurpose a legacy corporate campus into a 21st-century industrial engine—one that could shape Hudson’s economic landscape for decades to come.
