
Homebuilder adds nearly 100 homesites across Vail and Sahuarita as demand for larger homes and flexible living space continues to grow.
TUCSON, Ariz. — Mattamy Homes, the largest family-owned homebuilder in North America, has expanded its footprint in southern Arizona with two new land acquisitions in the greater Tucson area, adding nearly 100 new homesites in key growth markets.
The acquisitions include Phase Two of the Mountain View Ranch community in the Vail area and Stone House, a new gated residential development in the Sahuarita submarket south of Tucson.
Company officials said the investments reflect continued confidence in the region’s housing market and strong buyer demand for larger homes and flexible living spaces.
“These land purchases reflect our confidence in the Tucson market and our focus on buyers who are looking for more space, flexibility and quality,” said Anjela Salyer, president of Mattamy’s Tucson division. “Both communities allow us to build on our momentum in the region while offering thoughtfully designed homes in locations where move-up options are limited.”
Expansion at Mountain View Ranch
Mattamy closed on Phase Two of the Mountain View Ranch community on Feb. 18, adding 54 homesites to the existing development, which currently includes 50 homesites in the Vail area east of Tucson.
The company is already selling homes in the community, with the new homesites expected to be released for sale in April 2026.
Mountain View Ranch is known for its near one-acre homesites, desert landscapes, and rolling streetscapes that emphasize open space and privacy. The expansion will introduce a new single-story floorplan called the Burgundy, designed with flexible layouts to accommodate a variety of homeowner needs.
Entry into Sahuarita Market
A second transaction closed on Feb. 23, when Mattamy acquired land for the Stone House community in Sahuarita, marking the company’s entry into one of the fastest-growing submarkets south of Tucson.
The gated community will feature 44 oversized homesites, each approximately half an acre, with individually graded lots designed to maximize views and site customization.
Homes in Stone House will include single-story designs with flexible bedroom layouts, large garages, and built-in storage, targeting buyers seeking more space without the density of large master-planned communities or age-restricted developments.
Mattamy plans to introduce four home floorplans and one model home, with the grand opening of the Stone House community expected in December 2026.
Growing Demand in Southern Arizona
The acquisitions underscore continued residential growth across the Tucson region, where population expansion and housing affordability relative to larger metro areas have fueled demand for new homes.
By expanding in both Vail and Sahuarita, Mattamy is positioning itself to capture buyers looking for larger homesites, customizable layouts, and quieter suburban settings while remaining within commuting distance of the Tucson metropolitan area.
