Lynn, MA— Perry Lynnway LLC, a joint venture between A.W. Perry and Foxfield, announced a major milestone in the ongoing transformation of the Lynnway Park campus, as tenant Wash Cycle Laundry has significantly expanded its footprint at the former Garelick Farms site.
The redevelopment continues to show strong momentum with 160,000 square feet of space leased, leaving just 40,000 square feet of high-capacity maker space remaining.
Wash Cycle, a commercial laundry service provider known for serving major hotel and airline brands, has more than doubled its leased space from 24,441 to 45,875 square feet, citing business growth and expanded hiring needs. The company, which has tripled its workforce over the last two years, is widely recognized for its “second-chance” hiring model, creating opportunities for individuals facing homelessness, substance abuse recovery, and other life challenges.
“Wash Cycle’s expansion is exciting on multiple fronts—it completes the leasing cycle for the property, and it marks continued growth for an employer committed to making a positive impact in the community,” said Robert King of A.W. Perry. “Lynn is a fantastic city, and we’re proud to have made meaningful changes to the site in collaboration with the city and the community.”
A Revitalized Industrial Hub
Since acquiring the property in December 2020, Perry Lynnway has rebranded the former West Lynn Creamery and Garelick Farms into Lynnway Park, a vibrant industrial and creative hub on the Lynn waterfront. The redevelopment includes facade upgrades, the removal of outdated industrial tanks, and infrastructure improvements tailored to high-energy manufacturing and production needs. The site also includes 10 acres of development land on Circle Avenue, offering additional opportunity for future growth.
The remaining available space at Lynnway Park is located on the second floor and includes heavy-duty electrical capacity, making it ideal for advanced manufacturing or technology-based operations.
Community Partnerships and Recognition
In 2024, A.W. Perry partnered with tenant GPC and nonprofit Beyond Walls to install a striking mural by artist Mr. June, further integrating public art into the identity of the site. The mural initiative reflects the site’s growing reputation as both a business destination and a community landmark.
Lynnway Park’s community engagement has earned it local acclaim, including the Greater Lynn Chamber of Commerce Pride Award, which was recognized by the Lynn City Council, Mayor Jared Nicholson, and the Massachusetts State Legislature. The site’s now-iconic “I Love Lynn” sign at Day Street and the Lynnway has become a welcoming symbol for visitors and residents alike.
A Strategic Piece of Lynn’s Waterfront Future
Lynnway Park plays a prominent role in the City of Lynn’s Waterfront Master Plan. Adjacent to the property is the upcoming Lynn Harbor Park, a 33-acre recreational waterfront space slated to open in Summer 2025. This next-door neighbor to Lynnway Park is expected to further boost the area’s appeal for businesses and the local community alike.
