BOSTON–The South Station Tower is a significant mixed-use development currently under construction in Boston. This 51-story, 680-foot tower is being built directly above the historic South Station, the city’s primary transportation hub.

The project integrates office spaces, luxury residences, and retail establishments, aiming to enhance the city’s skyline and improve the functionality of the transportation center.

Project Overview

Office Space: The tower will offer approximately 680,000 square feet of high-performance office space, designed with sustainability and tenant well-being in mind. The offices will feature flexible floor plans and are pre-certified for LEED Gold, aiming to achieve WELL Gold certification as well.

Residential Units: The upper 16 floors will house 166 luxury condominiums branded as The Ritz-Carlton Residences, Boston, South Station. These residences will provide panoramic views of the city and Boston Harbor, with floor-to-ceiling glass windows. Amenities include a 24-hour concierge, fitness center, pool, and sky lounge.

Transit-Oriented: The project includes significant improvements to South Station’s transportation facilities. The outdoor Commuter Rail concourse area will expand by 67%, with covered tracks and platforms. The bus terminal’s capacity will increase by more than 50%, facilitating more convenient connections to the Commuter Rail. New escalators, stairs, and elevators will improve accessibility between the bus terminal and the main concourse.

Developer: Hines, a global real estate firm, is leading the development of the South Station Tower project.

Architects: The tower is designed by Pelli Clarke & Partners, renowned for their innovative and sustainable architectural designs.

General Construction: Suffolk.

Residential Branding and Sales: Marriott International’s Ritz-Carlton brand is associated with the residential portion, with sales managed by The Collaborative Companies.

Construction Timeline

Commencement: Construction began in January 2020.

Current Status: As of April 2025, the project is in its final stages. The expanded bus terminal opened to the public in late 2023, and the tower’s construction is nearing completion.

Estimated Completion: The entire project, including the mixed-use tower and transportation center improvements, is expected to be completed later in 2025.

Upon completion, the South Station Tower will stand as one of Boston’s tallest buildings, symbolizing the city’s commitment to sustainable urban development and enhanced transportation infrastructure.
