DH Property Holdings and DRA Advisors Acquire 133,000 SF of Industrial Logistics Space Across Norwood and Ayer for $16.5 Million

BOSTON — DH Property Holdings LLC (DHPH) and DRA Advisors have expanded their industrial logistics footprint in Massachusetts with the acquisition of 133,000 square feet across two warehouse facilities in Norwood and Ayer. The combined transactions total $16.5 million and represent the firms’ second and third joint acquisitions.

The larger of the two properties, 85 Astor Avenue in Norwood, spans 67,000 square feet and traded for $10.3 million. Situated on a 3.98-acre parcel, the Class B warehouse offers nine dock-high doors, two drive-in doors, 22-foot clear heights, and a half-acre of outdoor storage. Delivered vacant, the facility provides immediate repositioning potential amid strong demand for mid- and small-bay industrial space. DHPH has already launched a $1 million capital improvement plan, including a roof replacement, façade repainting, interior demolition, and white-boxing.

“Properties like 85 Astor are increasingly scarce,” said DHPH President Dov Hertz, emphasizing the building’s power capacity and flexibility for a wide range of users. Colliers executive vice president Ovar Osvold represented DHPH in the acquisition.

In Ayer, DHPH and DRA purchased 6 Willow Road, a 66,000-square-foot warehouse on 5.93 acres, for $6.55 million. Also delivered vacant, the property features 10 dock-high doors, clear heights of 16–22 feet, and strong connectivity to I-495 and Route 2. DHPH plans upgrades aimed at enhancing functionality and curb appeal.

“6 Willow Road is well-positioned to benefit from the growing supply-demand imbalance in the sub-100K SF market,” Hertz added. O’Brien Commercial Properties represented DHPH in the transaction.

Both assets are poised to capture surging demand in their respective submarkets, where tightening vacancies and growing tenant interest continue to drive competition for well-located industrial facilities.
