WALTHAM, MA–Dassault Systèmes has renewed its 320,000-square-foot lease at 175 and 185 Wyman Street in Waltham, securing what is reportedly Greater Boston’s largest suburban lease since the pandemic, according to the Boston Business Journal.
The French 3-D design software giant has occupied the two-building North American headquarters since the campus opened in 2010. The 27-acre site—highly visible from Route 128—houses more than 1,000 employees and contractors and features extensive amenities, including 76 conference rooms, two dining centers, a fitness center, and a town hall–style training center.
The Wyman Street campus is part of Hobbs Brook Real Estate’s 2-million-square-foot, 11-building Waltham Campus. As reported by BBJ, Hobbs Brook announced the renewal alongside another recent deal: an 84,000-square-foot lease extension by dental technology maker Dentsply Sirona.
The Dassault Systèmes renewal outpaces all other suburban leases this year. The only larger leases signed in 2025 across the region were in Boston proper, including Hasbro’s 264,000 square feet in the Seaport and Klaviyo’s 257,000 square feet in the Financial District. Other notable suburban deals include Arbella Insurance’s 178,000 square feet in Quincy and Anduril’s 163,000 square feet in Waltham.
