Waltham, Mass.— CBRE has arranged two new full-floor laboratory leases at GENESIS 21 Hickory, a Class A life science facility located at 21 Hickory Drive in Waltham’s established life science corridor.
Dash Bio and Bonito Bio have each signed leases totaling 48,127 square feet at the property, which is owned by Phase 3 Real Estate Partners, Inc. and Bain Capital Real Estate.
A CBRE team consisting of Eric Smith, Alex Plaisted and Perry Beal represented ownership in marketing the property and negotiating the leases.
“Both biotech firms wanted to elevate their image and committed to space with growth potential at a property with the highest quality options in the market,” said Smith. “Both are relocating their operations to newly built lab space at a property that was converted by the ownership to meet the highest standards in the sector.”
Dash Bio will relocate from 75 Chapel Street in Newton and occupy the entire fourth floor at GENESIS 21 Hickory. Bonito Bio will move its operations from 850 Winter Street in Waltham to the property’s third floor. Savills represented Dash Bio in lease negotiations, while Cushman & Wakefield represented Bonito Bio.
GENESIS 21 Hickory is part of Phase 3 Real Estate Partners’ GENESIS portfolio, a platform designed to support life science companies during key growth stages. The building was converted to life science use and offers Class A laboratory infrastructure along with flexible, full-floor layouts intended to accommodate expanding biotech teams.
