Cogent Biosciences Signs 32,000-SF Lease at BXP’s 180 CityPoint in Waltham

WALTHAM, MA— Cogent Biosciences has signed a 32,000-square-foot lease at 180 CityPoint, a newly constructed office and life sciences building in Waltham, according to a report by the Boston Business Journal.

The biotech firm, which is preparing to submit its first drug for FDA approval before the end of the year, is relocating its headquarters from 275 Wyman Street, just over a mile away. The move marks a continued shift in Greater Boston’s life sciences scene, as more companies look beyond Cambridge for top-tier office and lab space.

The lease at 180 Third Avenue, developed by BXP (NYSE: BXP), was announced by Cushman & Wakefield, which represented Cogent in the transaction. The 329,000-square-foot building is part of the CityPoint office cluster, a growing suburban life sciences hub with 1.5 million square feet across eight buildings.

“This headquarters lease underscores the shift of innovative biotech companies coming to Waltham, which offers the high-quality space and accessibility that companies primarily once looked for in Cambridge,” said Kevin McNamara, Executive Director at Cushman & Wakefield, in a statement to the Boston Business Journal.

Cogent (Nasdaq: COGT) is focused on developing precision therapies for genetically defined diseases. Earlier this year, the company reported positive Phase 3 trial results for bezuclastinib, a treatment for non-advanced systemic mastocytosis, a rare blood disorder.

While Cogent did not comment publicly, the move to 180 CityPoint aligns with its growth trajectory as it approaches a critical milestone with the FDA.

The new lease follows another recent deal at the building: Amplitude Vascular Systems signed a 38,000-square-foot lease to relocate from the Seaport, also reported by the Boston Business Journal.

180 CityPoint features 19,000 square feet of amenities and is attracting a mix of life sciences and professional services tenants. Other notable occupants in the BXP-owned CityPoint complex include Wolters Kluwer, Trinity Partners, and Revvity.
