Camber Development, Wheelock Street Capital Lease Woburn Industrial Property to VEIR for Manufacturing Expansion

WOBURN, MA — Camber Development, in partnership with Wheelock Street Capital, has executed a long-term lease with VEIR, Inc. at 45 Industrial Parkway in Woburn, marking a key step in the fast-growing technology company’s plans to scale manufacturing of its next-generation superconducting power delivery solutions.

The lease follows a short-term agreement that allowed VEIR to use the property for product testing. JLL brokered the longer-term deal, enabling VEIR to expand its footprint as it advances commercialization of its technology. VEIR will occupy approximately 53,253 rentable square feet at the 89,308-square-foot industrial building, leaving 36,055 square feet of first- and second-floor space available for an additional tenant.

VEIR recently announced a major technical milestone at the Woburn facility, where it successfully demonstrated its first-generation Superconducting Technology for AI Racks (STAR) system. The demonstration delivered three megawatts of power through a single low-voltage cable within a simulated, scalable data center environment, underscoring the site’s role in supporting high-powered testing and manufacturing.

This space provides the infrastructure and flexibility we need to scale our operations and deliver transformative energy technologies to the market.”

The industrial property is zoned for industrial use and features robust infrastructure, including 7,000 amps of power across two services and an 18-foot, 6-inch clear height.

JLL brokers Chris Decembrele, Rachel Marks, and Chelsea Andre represented ownership in the transaction, while Anne Columbia of Columbia Realty Group and Rob Kinlin of CBRE represented VEIR.
