Cabot, Cabot & Forbes Unveils Innovative Sales Hub at The Bolt in Woburn

WOBURN, Mass.Cabot, Cabot & Forbes is advancing its vision for next-generation development in Greater Boston with the deployment of a cutting-edge, multipurpose unit at its flagship project, The Bolt Innovation Center.

The developer has partnered with Reframe Systems to install a 554-square-foot modular unit that will serve as the on-site marketing and leasing hub for The Bolt Innovation Center, a 180,000-square-foot innovation and manufacturing facility currently under construction.

The unit, now operational on-site, is designed to provide prospective tenants with a tangible preview of The Bolt’s design and quality. Built to mirror the materials, finishes, and aesthetic of the larger development, the structure functions as a full-scale prototype—offering a conference room, kitchenette, bathroom, and flexible office space for leasing operations.

Beyond its immediate use as a sales hub, the modular unit is designed with long-term adaptability in mind. Once construction of The Bolt is complete—expected in the second quarter of 2027—the structure will be repurposed into an accessory dwelling unit, extending its lifecycle as permanent housing.

The initiative highlights Cabot, Cabot & Forbes’ broader commitment to innovation, not only in tenant offerings but also in how projects are designed, built, and activated during development. By integrating emerging construction technologies early in the process, the firm is testing materials, workflows, and layouts in real time, potentially accelerating delivery timelines and improving long-term flexibility.

The Bolt itself is a centerpiece of the firm’s larger $400 million redevelopment of the former Industriplex site along the New Boston Corridor. Located near the Anderson Regional Transportation Center, the project is positioned as a transit-oriented hub with access to regional rail, Amtrak service, and major highways.

When complete, The Bolt is expected to support approximately 300 jobs and attract companies in high-growth sectors such as advanced manufacturing, life sciences, and technology.

Cabot, Cabot & Forbes’ broader investment in the area includes additional residential developments such as Emblem 120 and the proposed Zero New Boston, signaling a comprehensive effort to create a mixed-use, transit-oriented district.

The partnership with Reframe Systems also marks a notable step in the evolution of real estate development in the region, blending commercial construction with emerging housing technologies. As Cabot continues to build out The Bolt and its surrounding projects, the integration of innovative solutions like modular, AI-enabled construction underscores the firm’s strategy to shape the future of the built environment in Greater Boston.
