Boston— Anchor Line Partners and Alloy Properties have announced the signing of two new leases totaling over 67,000 square feet across their Greater Boston life sciences portfolio, a move that highlights continued strength in well-positioned assets despite headwinds in the broader biotech market.

Leading the activity is Lantheus, a radiopharmaceutical company at the forefront of diagnostic and therapeutic innovation, which has signed a 41,000-square-foot office lease at The Core @ Crosby in Bedford, MA. The lease marks a significant milestone for the recently repositioned campus and further validates its emergence as a regional hub for life sciences.

The second lease — 26,000 square feet — was signed at The Core @ Waltham, a growing four-building life sciences complex spanning 360,000 square feet. Together, the leases reinforce the appeal of modern, amenity-rich campuses in Boston’s top suburban biotech clusters.

“Our ability to attract high-quality tenants like Lantheus and other biotech companies reflects the resilience of well-located, thoughtfully repositioned assets in a selective market,” said Andrew Maher, Co-Founder and Managing Partner of Anchor Line Partners. “Through our partnerships with Alloy Properties, we continue to deliver modern, flexible life sciences environments where companies can grow and thrive.”

The Core @ Crosby: A Revitalized Biotech Destination

Located at 34 Crosby Drive, The Core @ Crosby is a 592,000-square-foot, nine-building campus that has undergone a comprehensive transformation. New amenities include:

A café and state-of-the-art conference facilities

A fitness center complete with a cold plunge

An expansive outdoor deck designed for collaboration and wellness

With direct access to Routes 95 and 128, a mix of office and lab-ready spaces, and state-of-the-art infrastructure, the campus is designed to accommodate life sciences companies at every stage of growth.

The Core @ Waltham: Established and Evolving

The Core @ Waltham continues to attract influential biotech and pharmaceutical tenants, offering modern infrastructure, outdoor gathering areas, and on-site amenities that support collaboration and productivity. The recent lease builds on the property’s growing role in the Route 128 life sciences corridor, a critical driver of biotech activity in the region.

Lantheus was represented in the transaction by Cushman & Wakefield.

Strategic Vision Across the Life Sciences Market

Anchor Line Partners and Alloy Properties have been active collaborators in the acquisition and repositioning of life sciences campuses throughout Greater Boston. Their shared focus on location, adaptability, and tenant experience has allowed them to succeed in a market where selectivity and quality are key.

These new leases are further evidence that demand remains strong for modern biotech space when it is well-located, amenitized, and tailored to meet the evolving needs of life sciences companies.
