Tocci Building Companies Completes Homewood Suites by Hilton in Brookline

WOBURN, MA – Tocci Building Companies (Tocci), a Boston-area construction management company, announced that it has completed Homewood Suites by Hilton in Brookline, MA on behalf of Owner Claremont Companies.

This upscale 130-key, 101,996 SF all- suite hotel sets a new standard for both the Town of Brookline, and the Hilton brand, and provides much-needed hotel accommodations in a prime location.

The project team included architects, Group One Partners, Inc. and mechanical and electrical engineers, R.W. Sullivan Engineering.

Tocci Hilton Homewood SuitesConveniently located at 111 Boylston Street, the upscale all-suite hotel offers guests convenient like-home comforts and quality bundled services in a transit-friendly environment. Additional design features include a complex façade material with transitions from masonry, glass and composite panels, an artful array of earth toned clapboard, gardens, terraces with unique, year-round plantings areas for outdoor relaxation, and a swimming pool.

The hotel’s design is a clear upgrade from traditional Hilton standards and represents a new prototype for Homewood Suites.

While the location is an invaluable asset for the property, the site also presented significant logistical challenges for the project team. The building occupies the entire lot and the hotel’s front face extends to the curb of Boylston Street at its busiest section. This required more extensive removal and remediation to the existing soil than expected. Also, the back of the hotel is positioned less than 15 feet from an MBTA Green line track, restricting major work to the early morning hours of 1AM-5 AM. Adding further complexity, existing historic brick culverts and clay utility lines run beneath the site requiring meticulous coordination to protect the integrity of the structures.

Tocci maintained constant communication with all members of the project team to address these challenges and successfully optimize, coordinate, and deliver on the complex urban structure. This resulted in a finished building that is five-stories high along Boylston Street, yet carefully steps down to respect the neighborhood which lies just beyond the MBTA tracks. With consideration for the surrounding residents, the hotel was designed to minimize the shadow effect and maximize architectural interest. The result is an enduring and beautiful building.
