SGA Designs 289,000-SF Class-A Life Science Building in Somerville, MA

BOSTON—SGA, a Boston and New York-based architecture, planning and interior design firm announced that it has completed the design of a nine-story, 289,000-square-foot Class-A lab and life science building in Somerville, MA. Hashim Sarkis Studios is the design architect.

Jointly developed by DLJ Real Estate Capital Partners and Leggat McCall Properties, the property is located at 101 South Street in the Boynton Yards neighborhood of Somerville, MA. While site and foundation work started earlier this year, it celebrated its official groundbreaking on Dec. 2, 2019 and is expected to be complete in 2021. Boston-based Shawmut Design & Construction is the general contractor.

“This nine-story lab, life science and office building incorporates the latest flexible life science and office space design elements and will transform the neighborhood into a new hub of life sciences companies,” said Bill Gisness, AIA, founding partner of SGA and the lead architect on the building. ”SGA is the architect of record and took on the role of architect after schematic design.”

SGA is an expert in designing and understanding the needs for a flexible lab, life science and office building core and shell design. The building provides for an open, high ceiling; column-free floor plate; and accessible and flexible multi-tenant shaft space for chemical piping and exhaust systems. The first floor and upper floors have areas designated for different chemical storage class levels, and a unitized curtainwall panel system was designed for fast and cost effective construction to market schedule along with 4 levels of efficient underground parking. The pedestrian level is designed to be an interactive retail ground floor public area, including the building lobby.

John Sullivan, a partner at SGA, is masterplanning the site with 101 South Street as the first building in the exciting new Boynton Yards master plan, which incorporates a modern multiphased, mixed-use development that will include lab, life science, office, residential, retail, and creative arts space.

Upon completion, the entire project will offer over one million square feet of commercial, residential, retail, arts, and performance spaces, along with various public green areas and community gardens on a 6.54-acre parcel of land incorporating  Somerville’s Somervision.

The other design team members are HSS (design architect), McNamara Salvia (structural engineer), AHA (MEP+FP Engineer), VHB (Civil), Haley Aldrich (Geotech), and Code Red (Building Code).
