Senate Construction Hired to Construct 600,000-Square-Foot Distribution Center

SHIRLEY, MA—Senate Construction Corporation, one of the leading commercial construction companies in Massachusetts, today announced that it has been hired as a the Construction Manager to construct a 600,000-square-foot distribution Center in Worcester, MA.

Located at 150 Blackstone River Road, it is one of the largest construction and redevelopment projects in New England.

Senate-Blackstone Rendering“At Senate Construction, we are very pleased that Blackstone River Road, LLC has hired us for this exciting project,” said Bob France, Chief Executive Officer of Senate Construction.  “Senate Construction will serve a dual role as the Construction Manager and the Design-Builder of the foundation and superstructure as well as the mechanical and electrical components of the building.  We have been working hand in hand with the Owner, the Architect Jim Thornhill of applied Form & Space, LLC from Andover, MA, and the Civil Engineer Bill Hannigan of Hannigan Engineering of Leominster, MA to facilitate the fast track schedule for the project.”

France added: “The project has some unique opportunities since it is required that we re-use the existing building foundation footprint in order to maintain the building status.  TD Bank’s Worcester office will be financing the project.”

The pre-construction design and budgeting started in earnest in November, 2015 and the construction started in December 2015. The project is scheduled for occupancy by the end of 2016.

The redevelopment project in the Quinsigamond Village area of Worcester will receive a $5.4 million tax break from the city over a 15-year period. The project, which is expected to generate at least 300 jobs and $1.4 million in property tax revenues annually upon completion, consists of 32 acres west of Route 146 and had a blighted 632,000-square-foot building previously.

The owner of the property is 150 Blackstone River Road, LLC, and it plans to construct the building into a 615,600-square-foot, multi-use high bay industrial building. The development group was formed in 2013 through the union of Mid-States Packaging Inc., a tenant of the property for more than 30 years, and GFI Partners, a real estate development company.

The project will be the new home of Imperial Distributers, Inc. who will be occupying approximately 325,000 s.f.  The building has been designed to attract local, regional and national distribution companies, as well as third party logistics, light manufacturing, assembly and warehouse companies looking to serve this region and greater New England.
