Samuels & Associates Pitches Labs at Building Over Mass Pike

BOSTON–Samuels & Associates has asked the city of Boston for permission to develop 118,191 square feet of life sciences lab space at 1001 Boylston St. in Boston, according to a report in the Boston Business Journal.

BBJ said the air-rights project is now under construction at the intersection of Massachusetts Avenue, Boylston Street and Newbury Street, straddling the Massachusetts Turnpike in Boston.

The project will be home to the headquarters of CarGurus Inc, which had initially agreed to lease 273,595 square feet at the development, but in June 2020 the company downsized its lease size by 48,167 square feet to 225,428 square feet, according to a securities filing as reported by the BBJ.

“Samuels is now proposing to cut 106,191 square feet of office space and 12,000 square feet of retail space from the original plans to make way for the planned lab space,” BBJ reported. “In total, the development would span a combined 655,683 square feet, the same size that city officials approved in 2019. It will include 43,000 square feet of retail and 342,492 square feet of offices, along with a 152,000-square-foot hotel.”

In a statement to the BBJ, Samuels & Associates said: “The commercial space at 101 Massachusetts Ave. has always been intended for innovation economy companies who appreciate the location and its connectivity to both the amenities of Back Bay and transit. While our anchor tenant is already in place, we recognized that it would be beneficial to clarify Life Sciences as a potential use in our project filings.”
