“Boston’s ‘new economy’ requires a different type of building as innovative companies look for hybrid lab/office space,” stated Pappas Properties’ Andrew Pappas. “We have created a building unlike any other in Boston.”

Quickly outgrowing their 27 Drydock flex space, 908 Devices Inc. saw value in the progressive vision that Pappas Properties had for 645 Summer Street and bought in quickly.

“As a rapidly growing company it was important for us to find a scalable location near the Innovation District, an area that is attracting Boston’s most creative firms and innovative tech companies,” said Dr. Kevin J. Knopp, Co-founder and CEO of 908 Devices Inc. “Pappas Commerce Center accommodates the lab, office and manufacturing space required for us to expand our design and manufacturing operations while offering amenities that will surely help us to attract new talent to the team.”

645 Summer Street is Boston’s newest waterfront flex property and positions a classic mid-century building to satisfy modern needs. The fully renovated 150,000 SF office/flex/lab complex offers space unlike any other in the greater metro area. The two-story building benefits from unencumbered 75,000 SF floor plates, 15′ ceilings and floor-to-ceiling glass with views of Boston’s skyline and harbor.

645 Summer Street provides large column spacing, all new infrastructure and a brand-new contemporary design with an unbelievable branding opportunity. The property offers multiple on-site amenities including an enclosed rooftop meeting area, paddle tennis courts, shuffle board courts, first-floor cafe, showers and locker rooms. Additionally, the property boasts a high on-site parking ratio in addition to bike parking. 645 Summer Street is within walking distance to the MBTA Silver Line and bus routes. 645 Summer Street presents the opportunity to lease flex space in an unmatched, supply-constrained market exhibiting ultra-low vacancy rates.

Saam Architecture, a South Boston-based firm, is responsible for the design of 908 Devices’ fit-out as well as the revitalization of the core and shell at 645 Summer.

“The Saam Architecture team is proud to collaborate with this project team and to contribute to the next generation of office buildings in Boston’s Innovation District,” said Diana Nicklaus, President and CEO of Saam Architecture. “The transformation of 645 Summer Street provides Boston’s innovation community with an alternative waterfront location in an emerging business district of Boston.”
