New mixed-use development in Worcester to bring lab, office and retail space to Polar Park

BOSTON– JLL announced that the firm has been selected to manage the leasing efforts for 10 Green Island Boulevard, a 201,000-square-foot lab / office building within a new mixed-use development in Worcester’s Ballpark District the which is also the new home to the Boston Red Sox Triple A team, the Worcester Red Sox, affectionately known as the WooSox.

Designed by Elkus Manfredi, one of the areas’ preeminent design and architectural firms whose notable life science work includes Vertex Pharmaceutical’s Seaport headquarters, The Broad Institute of MIT and Harvard and the New York Genome Center, 10 Green Island Boulevard will encompass over 170,000 square feet of lab/office space with a typical lab floor plate of 33,525 square feet. Key features also include 11,000 square feet of retail space, a dedicated loading area and dock storage.

Development in the Ballpark District is being led by Madison Properties. Working closely with the City of Worcester, the Commonwealth of Massachusetts and the Worcester Red Sox, Madison helped develop a Master Plan for the Ballpark District. Madison Properties will build the mixed-use commercial development surrounding Polar Park. In all, there will be 7 buildings constructed totaling over 1.0 million square feet. Madison Properties is a Boston based real estate development company that, among other projects, successfully completed Worcester Crossing. Worcester Crossing is a 400,000 sq ft shopping center located along Route 146 in Worcester that opened in 2010.

10 Green Island Boulevard is ideally situated within the broader mixed-use SOMA development which includes Polar Park, the Worcester Red Sox’s (WooSox) new minor league baseball stadium as well as hotel, residential and retail development. The project will encompass 1.0 million square feet of mixed-use commercial development when fully built.

Worcester is located within an hour of Boston and provides regional access through major roadways such as I-90/Massachusetts Pike, Rt. 290, Rt 146, I-395, I-190and nineteen daily MBTA computer rail trips from Boston’s South Station to Worcester’s historic Union Station which is a five minute walk to Polar Park and SOMA.
