Erland Construction Completes The Emery at Overlook Ridge

MALDEN, MA– Erland, in collaboration with VMY Architects LLC and Lessard Design, recently completed three five-story high-end apartment buildings and a four-level precast parking garage for Roseland Residential – A Mack-Cali Company within the growing development at Overlook Ridge in Malden, Mass. This is Erland’s fourth project at Overlook Ridge.

Located on the North Shore of Boston, The Emery is a sister complex of The Chase and The Chase II. The new multi-family buildings feature studio, one-, and two- bedroom open concept luxury apartments with stainless steel appliances, resilient flooring, and quartz countertops. The new apartment complex includes luxurious amenities ranging from a state-of-the-art yoga and spin studio to a virtual simulator and gaming lounge.

Tenants have easy access to the city and are ideally located near Route 1 as well as North Station. The Overlook Ridge community is situated near some of Boston’s most incredible landmarks, and is just minutes away from fine dining, shopping, and Revere Beach.

“The incredible organizational structure that Erland brings to project planning is surpassed by their unique ability to execute the work to the highest standards,” said Nelson L. Miller, Jr., CBO, City of Malden Building Commissioner/Zoning Officer. “The Emery Team has developed a reputation amongst my staff of Inspectors as the standard to which other project management teams are measured against, and we have yet to find someone who can.”

Overlook Ridge remained occupied throughout construction. To mitigate any noise or disruption to tenants during construction, Erland included a sequenced schedule to accommodate a phased turnover and tenant traffic in and out of the community during its peak times.

With residential construction allowed to continue during the State’s “stay-at-home” advisory, The Emery Team heightened their safety efforts to minimize the potential spread of COVID-19 and followed both the local and state mandates as well as the Centers for Disease Control’s guidelines. “The ability to communicate with and trust this team was only made more evident when we were faced with the current health crisis,” said Miller. “The Emery Team was the first project team to reach out to me about our City and State guidelines and was the first to put together a complete and comprehensive plan to continue their project while making the health and safety of their staff the top priority.”
