Assembly Row’s Phase 2 to Begin Opening This Spring

SOMERVILLE, MA – Assembly Row, the burgeoning neighborhood just minutes from downtown Boston, has announced new details of its Phase 2 expansion, which continues a rapid and extensive evolution that has turned this swath of the Somerville waterfront into one of the most exciting and accessible destinations in Greater Boston.

With Phase 2 construction underway, individual elements will begin coming online in the spring, ultimately increasing the total number of shops, restaurants and cafes to more than 100 and the total number of residences to more than 1,000. Additionally, Phase 2 will include Assembly Row’s first grocery store; its first hotel, a four-star Autograph Collection by Marriott; increased open space with Assembly Line Park; additional parking; and FitRow, a first-to-market fitness concept designed for today’s fitness enthusiasts. A little more than three years after Assembly Row’s grand opening, Phase 2 continues the transformation into an urban oasis with extensive restaurant and entertainment options, the closest outlet shopping to Boston, and easy access into and out of the city via the Assembly Orange Line T stop located on the property.

We’re excited to begin unveiling the second phase, which will provide even more options for our residents, office employees and visitors.”

More than 20 retailers and restaurants are slated to open in 2017. New retail outlet stores will include Columbia Outlet, Ann Taylor Outlet, Yankee Candle and The Fragrance Outlet, all of which are scheduled to open this summer.

As for entertainment, Lucky Strike Social will open this fall, bringing together exceptional gastropub cuisine, craft brewing, Victorian inspired cocktails, live music, state-of-the-art electronic gaming, pool and ping pong tables, old school court shuffleboard, and the original Lucky Strike lanes in one fully immersive venue.

Several additional restaurants are scheduled to open, giving Assembly Row more than two dozen food options. In the spring, Boston’s iconic North End bakery Mike’s Pastry will open its third location in the area, and Somerville-based American Fresh Brewhouse will expand from its current indoor/outdoor beer garden into a fully developed indoor restaurant and brew pub. Fall openings will include Caffe Nero, Zo Greek, Sabroso Taqueria and Waxy’s Modern Irish Bar + Kitchen, which will be Assembly Row’s first Irish pub.

Two new residential options will open their doors in 2017. Montaje, a 20-story, 447-unit rental apartment community, will offer residents the choice between modern or classic unit finishes and feature a robust amenity package including a dedicated makerspace for creative types, a 14,000-square-foot roof terrace with a pool and bocce court and an indoor/outdoor sky lounge on the 20th floor that overlooks the Boston skyline. With access to the MBTA Orange line only a few steps from the front door, the location offers residents a seven-minute connection to downtown Boston. Leasing for Montaje begins this spring.

Alloy, a 13-story, 122-unit condominium building that offers the neighborhood’s only ownership opportunity, will sit atop the new boutique hotel and provide residents with both an exclusive amenity package and a selection of hotel services such as access to the fitness center and pool, as well as a lounge and rooftop terrace. Many of the residential units also have private outdoor space.

FitRow is a cluster of five boutique fitness studios operating independently in their own studio space. Two of the fitness studios scheduled to open in spring are TITLE Boxing Club Boston – Assembly Row, which will offer an authentic full-body boxing and kickboxing workout, and Orangetheory Fitness, which offers heart-rate monitored, high-intensity workouts designed to spike metabolism and increase energy. Additional fitness studios will be announced soon. Plus, Boston-based Squeeze Juice Co. will be opening a 1,000-square-foot juice bar using ingredients from a garden that will be operated by Somerville’s Green City Growers and located on the building’s second floor terrace adjacent to FitRow.

Due to the momentum created by the lease up of 100,000 square feet of Class A office space at 450 Artisan Way and over 700,000 square feet at Partners Healthcare, Federal Realty has commenced design on and is actively marketing a new 250,000 square foot office building on 100 Foley Street just steps from the MBTA station and the new hotel on the property.
